Terms & conditions

1. Scope of Application These Terms & Conditions apply to all contracts for the short‑term rental of our holiday properties in Tignale and Maderno between Ruland Homes and the guest.

2. Conclusion of Contract The rental agreement becomes binding once the booking confirmation has been sent (by email or via a booking platform). The guest will receive all relevant information regarding their stay, payment and house rules.

3. Payment Unless otherwise agreed: A deposit is due within 7 days of receiving the booking confirmation. The remaining balance must be paid no later than 30 days before arrival. For last‑minute bookings, the full amount is due immediately. If payment is not received on time, the booking may be cancelled.

4. Cancellation by the Guest Cancellations must be submitted in writing. Unless individual conditions have been agreed, the following cancellation policy applies: up to 60 days before arrival: free cancellation 59–30 days before arrival: 50% of the total price 29–0 days before arrival / no‑show: 100% of the total price The guest may provide a replacement tenant who meets the booking requirements.

5. Cancellation by the Host The host may cancel the contract for justified reasons (e.g. accommodation becomes unusable due to damage). Any payments already made will be refunded in full. Further claims do not exist.

6. Arrival & Departure Check‑in: from 4:00 PM Check‑out: by 10:00 AM Deviations are possible only by prior arrangement and subject to availability.

7. Online Check‑In & Registration Requirement The guest agrees to complete the online check‑in form and provide the legally required ID information (or ID copies) for all accompanying guests for tourist tax registration.

8. Use of the Accommodation The property may only be occupied by the number of guests registered in the booking. Parties and events are not permitted. Pets are allowed only with prior written approval. The house rules form an integral part of the rental agreement.

9. Duty of Care & Damages The guest agrees to treat the accommodation and its inventory with care. Any damages must be reported immediately. The guest is liable for all damage occurring during their stay.

10. Cleaning The guest agrees to leave the accommodation in a broom‑clean condition: Dispose of waste Wash dishes or run the dishwasher Empty the refrigerator Avoid excessive dirt Extra cleaning may be charged if the property is left unusually dirty.

11. Liability The host is not liable for: lost or damaged personal belongings of the guest interruptions in services due to force majeure (power, water, natural events) Use of pathways, stairs, terraces, gardens and pool facilities is at the guest’s own risk.

12. Wi‑Fi Wi‑Fi is available free of charge. Illegal activities (e.g. copyright violations, downloads) are strictly prohibited.

13. Keys / Access Codes Lost keys or damaged locking systems will be charged at actual replacement cost. Access codes may not be shared with third parties.

14. Smoking Smoking is not permitted inside the property. Smoking is allowed only outdoors and with a proper ashtray.

15. Parking & Electric Vehicles Parking is allowed only in designated spaces. Charging electric vehicles is permitted only at authorised charging stations. Charging via household sockets is strictly prohibited for safety and insurance reasons.

16. Applicable Law German law applies. Where legally permissible, the place of jurisdiction is the residence of the host.
